The construction lens
What I look at before an offer
Listing photos show staging. These are the things I walk through with every buyer, alongside a licensed home inspector.
Water and grading
Where rain and irrigation water go around the house, and whether the foundation shows signs of movement or moisture.
Roof and attic
Roof age and condition, plus attic ventilation and insulation. Chico summers run hot, so this affects cooling cost.
Electrical and plumbing
Panel type and capacity, visible wiring, and the age and material of supply and drain lines.
Heating and cooling
The age and size of the HVAC system, and what a replacement is likely to cost.
Permits
Additions, garage conversions and finished spaces that may not have permits. I help you check before you rely on the square footage.
Wildfire and insurance
Whether the property sits in a mapped fire hazard zone, what defensible space is expected, and whether you can get insurance quoted before you remove contingencies.
I am not a licensed home inspector or contractor. A professional inspection stays part of every purchase. My job is to help you understand the findings and what they mean for price and negotiation.

Your agent
Meet Kannon Christiansen
I grew up in Ferndale, a small coastal town in Humboldt County, where looking out for your neighbors was expected. I now live and work in Chico, and I bring that approach to every client: honest, personalized guidance with no pressure.
Alongside real estate, I'm completing a construction management degree at CSU Chico. It is the reason I spend as much time on a home's roof, drainage and electrical as on its kitchen.

Market
All posts →For buyers
Buy with a clear read on the house
You get help choosing a neighborhood, pricing an offer, reading an inspection report and understanding what a repair is likely to cost, with someone in your corner through closing.
Further reading: property taxes after closing, homeowners insurance and the mortgage calculator.
For sellers
Know what a buyer will find before they find it
Before a home is listed, I walk it the way a buyer's inspection would and flag what is likely to come up. That lets you decide on repairs, pricing and disclosures before the home is on the market.

Questions
Common questions about buying and selling in Chico
Who is Kannon Christiansen?
Kannon Christiansen is a licensed California real estate salesperson (DRE #02443167) with Keller Williams Realty Chico Area. He works with buyers and sellers in Chico, California, and is completing a construction management degree at California State University, Chico.
Is Kannon Christiansen a licensed real estate agent in California?
Yes. Kannon Christiansen holds California Department of Real Estate salesperson license #02443167 and is affiliated with Keller Williams Realty Chico Area. The license can be verified on the California Department of Real Estate website at dre.ca.gov.
Which areas does Kannon Christiansen Real Estate serve?
Chico, California is the primary market, with a focus on residential homes. I also work with buyers and sellers in Durham, Magalia, Orland, Oroville and Paradise.
Do you represent buyers, sellers, or both?
Both. Buyers get help with neighborhoods, pricing, offers and inspections. Sellers get a pre-listing walk-through, pricing guidance and marketing through Keller Williams Realty Chico Area.
Who do you work with?
I work with first-time buyers, people selling a long-held home, and people planning their next move, including Bay Area and Sacramento buyers relocating to Chico. My approach is honest, personalized guidance with no pressure.
How does a construction management background help when buying a home?
It helps with the physical side of the purchase. I can read drainage, roof and attic conditions, the age of electrical and plumbing systems, and signs of unpermitted work, and I can explain what a repair is likely to involve before you decide on an offer. I am not a licensed home inspector, so a professional inspection is still part of every purchase.
How do I check whether a Chico home is in a wildfire hazard zone?
CAL FIRE publishes Fire Hazard Severity Zone maps that show how a property is classified. Look up the specific address, ask the seller about defensible space work, and get a homeowners insurance quote before your inspection contingency ends. If standard insurers decline a property, the California FAIR Plan is the insurer of last resort.
How long does it take to buy a house in Chico?
Once an offer is accepted, many California purchases close in about 30 to 45 days, depending on financing, inspections and the property. Finding the right home can take longer, which is why a consultation before you start searching helps set a realistic timeline.
