Monthly Cost of Owning a Home in Chico, CA

By Kannon Christiansen · Published November 2, 2026 · Updated November 2, 2026

Owning a Chico home costs more each month than the mortgage payment. Plan for property tax (about $375 a month on a $450,000 purchase before voter-approved charges), utilities (about $40 water, $38 sewer and roughly $200 to $400 electricity), homeowners insurance, any HOA dues and upkeep. Insurance and HOA vary the most by address, so get real numbers for each home.

What does property tax cost?

California sets the base property tax at 1% of the purchase price, and Butte County adds voter-approved charges that depend on the address. On a $450,000 purchase, the 1% base is $4,500 a year, about $375 a month, before those add-ons. Assessed value resets when you buy and can then rise up to 2% a year, and you should expect a one-time supplemental tax bill within about a year of closing. Ask your lender whether they pay it. Most do not.

What do utilities cost?

Using current published rates, a single-family home with a standard water meter and median water use pays about $40 a month for water through California Water Service and roughly $38 a month for sewer through the City of Chico. Electricity through PG&E runs about $200 to $400 a month depending on season and the home. Illustrative 30-day bills on the E-1 tiered rate for a home with gas heat are about $202 for 500 kWh in winter, $292 for 750 kWh in summer and $394 for 1,000 kWh in summer. Trash, recycling and organics service from North Valley Waste Management is mandatory inside city limits. Natural gas is billed separately by PG&E. Ask the seller for 12 months of utility bills during escrow.

What does homeowners insurance cost?

It depends on the property, carrier and fire zone, so there is no single Chico figure. Most homes on standard in-town lots qualify for a regular policy. Homes in higher fire-hazard areas may need a California FAIR Plan policy paired with a Difference in Conditions policy, which can cost much more. One documented example showed a premium rising from $2,800 to $9,550 after an area's wildfire history was repriced. That is illustrative, not an average. What about HOA dues and one-time costs?

If the home is in an HOA, dues are set by the association and vary a lot. Request the HOA documents early and read the current assessments and any special assessments. One-time costs are separate from your monthly budget: buyers in California commonly pay 2% to 5% of the purchase price in closing costs, roughly $9,000 to $22,500 on a $450,000 home. These are general statewide ranges, not Chico MLS data.

What should you budget for upkeep?

I come from construction, so I tell buyers to keep a reserve for the big items: roof, HVAC, water heater, and any older plumbing or electrical. The right amount depends on the age and condition of the home, which is exactly what an inspection tells you. See how the home inspection process works in Butte County.
